The transaction concerns Palazzo Volpi Galloppi, a historic 17th-century building located at Via del Quirinale 21, as well as the adjacent property at Via delle Quattro Fontane 147. These two closely connected historic buildings form a 14,700 sq.m office complex in Rome’s central business district, in the immediate vicinity of the city’s main political, cultural, and economic institutions.

With this acquisition on behalf of their joint real estate investment vehicle, managed by Swiss Life Asset Managers France, Mapfre and Swiss Life—through several entities of their respective groups—confirm their real estate strategy in Italy and their focus on high-value heritage assets in Rome.

A historic real estate ensemble in the heart of Rome

A true testament to Rome’s architectural heritage, the complex stands out for its baroque architecture, its suspended terrace gardens, and its exceptional location next to the Presidential Palace and the Quattro Fontane square.

The asset is leased to IVASS (Istituto per la Vigilanza sulle Assicurazioni), a leading public authority.

This acquisition is part of a long-term investment strategy aimed at benefiting from Rome’s favorable market dynamics: low vacancy in the central business district, rising prime rents, and strengthened interest from international institutional investors.
